Water heater leaks
Where is the water coming from?
- Supply connections on top: often a loose fitting or failing flex connector, usually repairable.
- Temperature/pressure relief valve or its discharge pipe: it may be doing its job (excess pressure or temperature) or failing. Don't plug it, and have it checked.
- Drain valve at the bottom: may drip if not fully closed or worn, usually repairable.
- The tank itself: water from the bottom of the tank or under the jacket usually means internal corrosion. The tank can't be repaired and needs replacement.
Immediate steps
- Turn off power (electric) or set the gas valve to "pilot/off".
- Close the cold-water supply valve to the heater.
- If the tank is leaking, it can be drained through the drain valve to a floor drain or outside with a hose.
A drain pan with a drain line, plus a leak sensor, limits damage from a future failure.
